NO ONE WOULD LISTEN and now almost 5 months later, when I told them I would not pay my May rent until it was rectified, the regional manager says (5/9/16) that I should just leave my home! Can they really ask you to leave so they don't have to fix the issue? I have been renting for 25 years and NEVER had anything like this happen. I am a quiet, professional single woman who is getting taken advantage of!
After 3 months of living with Mice, Roaches and Unidentified Black Flying Spider things....And NO ONE helping to put a plan in motion to exterminate....this is how I had to live. (VIDEOS BELOW)

When I couldn't take it anymore and broke down crying, I called the JAX office, and was told that this would finally be taken care of. It's now 5 months into a 7 month lease...

On 4/12/16 the toilets (where all of these bugs are coming from) backed up again to "deliver" the roaches right into my home.
I have not been able to sleep here since. I basically use it as my daytime office and leave almost every night.
No one has returned with a plumber to rectify anything since then!

Every day there is some bug in my house that has to be vacuumed. Every day there were droppings in the tub and bathrooms. In one week alone, a mouse or mice chewed 3 new holes in the kitchen..and I don't even care about anything but getting rid of the cockroaches. THEIR SPIEL is this: It's Florida, they come in frequently. Nothing we can do.

Dear Sir,
I moved into St. John’s Pointe (141 Old Orange Park Road, Unit 2, Orange Park, FL 32073) on December 31st, 2015. As I was moving in, the cleaning lady had to remove a large cockroach from the tub. The same night, a large cockroach was found crawling on the pillow in my bed. The following day, I reported to management the presence of bugs.
My complaints continued on a daily/weekly basis since that time in the form of emails, phone calls, visits to the management office.
It has been almost five months since that first report and the problem has yet to be resolved. Many nights, I have been unable or unwilling to stay here and I doubt that you or any of your staff would have slept here either.
January, no resolution. February, no resolution. March, no resolution. April, no resolution. And now it is May, still no resolution. On many occasions, pest control (Massey) skipped my unit for weeks at a time even though the office knew I had an infestation here.
Your Regional Director, Shannon Gregory, told me during our first phone contact:
“We have to create a plan to fumigate all 4 apartments at once so they don’t travel from unit to unit.”
“You are being very reasonable with your request to have chemicals dropped off to self-exterminate.”
After that call, she visited me once and stated the following:
“Your house is clearly spotless and I was already told it isn’t a cleanliness issue.”
“We will tear the bottom of the cabinet off and make sure there aren’t any breaches there.”
In response to my statement that I would have to withhold further rent “Give me 2 weeks to fix the problem”.
As far as I know, a plan was never created and I never heard back from Shannon for ten days. What did happen is that a plumber came to inspect the outdoor pipes with a camera yet never entered the apartment to inspect where they are coming from; the indoor plumbing (toilets, sinks, shower).
As of the writing of this letter, I still have bugs coming out of the floor by the shower, into the light fixtures and when Jackie showed up (5/18 2:30pm) to inquire about closing the hole in the wall, I asked her to take a live one from the living room with her.
Since I am an internet freelancer for other businesses and government agencies from my home office, my business has suffered considerably. Not only from not being able to work here undisturbed (they have crawled over my desk) but also because I have had to pack up and leave with less than what my office provides and sleep elsewhere. Also, the travel time has cut into my productivity and billable hours.
In May, I decided to withhold rent for an obviously uninhabitable residence by any legal definition.
The response to my withholding the rent was to start eviction proceedings. Actually, the direct quote from Shannon was “It doesn’t seem like we can make you happy so why don’t you just move out?” This was in spite of the fact that at no time, did I report the problem to any governing agency such as the Board of Health. At no time, did I give the complex a bad review anywhere on the internet although I had every legal and moral right to do so. At no time did I have my PR team alert the media or upload any videos or pictures to the review sites.
Therefore, my patience has finally worn thin. I am demanding that a check be immediately issued to me for the rents paid for January, February, March and April as well as my deposit and all moving expenses. (Every article of clothing, every piece of furniture, every piece of paper etc. will of course need to be inspected for bugs before removal from the premises.)
The only other option would be staying here for the remainder of the lease under the following conditions. No further monies are owed or reported as late/due, the bug problem is fixed completely, my deposit is returned and a check is issued for 250 for moving expenses.
I have given my mother, Betty A. Murphy, power of attorney in this matter so anything may also be discussed with her.
Please reply to this letter within forty eight hours.
